What the project provides: buildings, flats and facilities

Everything RAJUK’s revised prospectus (November 2024) says each building, each flat and the project grounds come with — room sizes included, on one page.

How big the project is

Sector 18, Uttara is divided into three blocks. Block ‘A’ has 6,636 flats of 1,654 sft; according to the prospectus construction is nearly complete and most flats have been allotted and handed over. 55% of the project land is left open for playgrounds, parks, green space and roads, and the landscaped area is about 17.174 acres.

Each building

  • 16 storeys including one basement, RCC frame structure.
  • Car parking in the basement and on the first floor; the 14 floors above each have 6 flats — 84 to a building.
  • One main staircase, two fire-escape staircases and two passenger/bed lifts.
  • A 250 kVA standby generator, an 800 kVA substation, a 20 kW solar system and lightning protection.
  • CCTV, a fire-fighting system, and emergency lights and fans on the generator.
  • A sewage treatment plant (STP), rainwater harvesting, and power brought in by underground cable.
  • On the ground floor: a multipurpose hall, guard room, reception lobby, drivers’ waiting room and toilets; marble in the lift lobby.

Inside the flat: room sizes

Every flat is 1,654 sft gross — 1,276 sft net and 378 sft common space. The unit plan in the prospectus gives the rooms as (feet-inches):

  • Living 12′-11″ × 11′-3″; dining 12′-4″ × 11′-8″; family living 9′-7″ × 7′-6″.
  • Three bedrooms: 10′-10″ × 12′-6″, 9′-5″ × 12′-11″ and 10′-10″ × 11′-3″.
  • Kitchen 7′-6″ × 7′-1″.
  • Three toilets of 7′-1″ × 4′-7″ each, and a servant’s toilet of 3′-9″ × 3′-4″.
  • The verandas marked on the plan are 3′-4″, 4′-2″ and 4′-7″ wide.

These are worth having before buying furniture: a king-size bed in the 9′-5″-wide bedroom leaves very little room to walk either side. As-built dimensions can differ slightly, so measure your own flat before a large purchase.

Finishes and materials

  • Floors: 600 × 600 mirror-polished tiles.
  • Bathrooms: local-brand glazed porcelain WCs, basins and tiles.
  • Walls: plastic paint inside, weather coat outside.
  • Door frames in teak chamble; the main entrance door is designed Chittagong teak.
  • Windows: aluminium sliding, clear glass.
  • Kitchen: glazed wall tiles, a granite-topped concrete shelf and a stainless-steel sink.
  • Gas: LPG piped to each flat from a cylinder bank (a reticulated system).

For upkeep, that means caring for polished tiles and grout, damp on painted walls, and bathroom fittings — each covered step by step in our maintenance library (ruap.net/en/maintenance).

Water, design and structure

  • Dhaka WASA supplies water from deep tube wells, using the District Metering Area (DMA) approach and HDPE pipe to cut losses.
  • Architectural design by professional architects of the Department of Architecture; structural design by structural designers of the Public Works Department.
  • Soil tested through the Housing and Building Research Institute, and the structures designed to the Bangladesh National Building Code with its earthquake parameters.

Facilities on the grounds

  • A five-storey central mosque for about 7,500 worshippers at once, with separate space for women (about 400) and for older worshippers.
  • A two-storey temple with a basement.
  • A commercial complex and convention hall on 118 katha: 10 storeys plus a basement, with parking, a convention hall, supershop, shops and showrooms and ATM booths; the fourth floor is allotted to a healthcare provider.
  • A children’s park of about 0.66 acres with a cycle track and play equipment.
  • A swimming pool with a baby pool and jacuzzi; a health club with separate gyms for men and women.
  • A central library and a 74.32 m² roller-skating rink.
  • School, college, playgrounds and a kitchen market/supershop; LED street lights imported from Europe on the internal roads.

Who runs it, and who repairs it

Under the prospectus, each building must form a management committee from among its allottees, by election or selection. The committee collects a monthly service charge and runs the repair and upkeep of common services — substation, lifts, generator, water pumps, STP — following RAJUK’s guidelines.

What is listed here is what the prospectus declares. Which of it is working in a particular building today can differ — ask your own building’s committee.
